Title work for every kind of property.

Residential, land, commercial, and the closing itself — searched carefully, underwritten by a national carrier, and handled by the same team from order to recording.

Careful work on the largest purchase most people make

A title search is only as good as the person who knows where the records actually live. Some registers of deeds in the Carolinas are fully digitized; others are a filing cabinet and a helpful clerk. We plan the file around which one we are dealing with.

Our underwriters work in-house, so when something surfaces early in the morning or late in the evening, the answer does not wait on a regional office in another time zone.

Boundaries, access and the history underneath

Land carries questions a house never raises. Where the boundary actually runs, whether there is recorded access to a public road, who holds the timber or mineral rights, and what a 1950s deed description means on today's survey.

We search acreage with those questions in front of us rather than behind, so a buyer knows what they own before closing, not after.

Closing coordination

The right closing, in person or remote

Finding the right attorney or notary is usually where a smooth transaction turns into a scheduling problem. It should not be the buyer's job, or the agent's, to solve it.

We keep working relationships with closing professionals across both states, so we can seat someone near the property rather than asking anyone to drive two hours — and we chase down liens and releases well before they threaten the date.

Coverage sized to the transaction

Commercial property carries a larger price tag and a purchase agreement with far more inside it. Entities and assignments, existing leases, easements, and mechanic's liens from work nobody remembers authorizing.

The search has to go deeper and the policy has to reflect what is genuinely at risk. That is the difference between a commercial file and a residential one, and it is why they are not run the same way.

Every real estate transaction benefits from it. Commercial deals need it more, simply because the purchase prices are higher and the agreements behind them are more complicated — which means there is more to lose if the chain of title turns out to have a hole in it.

Ownership itself, against problems that predate the purchase. Sometimes that is a clerical error in a recorded document, sometimes negligence by a previous party, occasionally outright fraud.

Without a policy, an investor who loses a title dispute has no recourse and no way to recover the investment.

There is a lender's policy and an owner's policy. If you are borrowing, you are buying both — the lender's protects them, the owner's protects you.

The owner's policy stays in force for as long as you hold the property. One premium, no renewals.

Send the contract. On a commercial file the agency you choose matters more than on a house, because the search is deeper and the underwriting calls are real judgment. Two decades of those is what we bring to it.
